Rock House lived up to all our expectations and more. It couldn’t be situated in a more beautiful location with stunning views over the sea. Breakfast overlooking the ocean will be sorely missed as will the ‘secret door’ to the beach - our Narnia doosee more

Breakfast overlooking the ocean will be sorely missed as will the ‘secret door’ to the beach - our Narnia door as we called it! Couldn’t be more pleased with our week and just wish it had been longer! Our Canadian family absolutely loved it and the seaside villages of Kingsand and Cawsand are wonderful. Also the nearby Mount Edgcumbe Country Park is well worth a visit. Very well situated for trips further afield as well. Altogether Excellent

Perfect location at the top of this quaint gem of a village on the coast. Living room, kitchen and master bedroom have the most beautiful views of the sea. If you don't fancy the lovely coastal walk directly next to the propertyfantastic ferry ride into Plymouth you could spend all day in the cosy chair in the Bay window watching boats,swimmerskayakers cruise by. Kitchen is really well furnished and the local spar is open till 8 to grab a bottle of wine to wash down dinner.there are 3 atmospheric pubs within easy stumbling distance. The secret access to the sea is perfect to pop down and watch the sunset then the moon floods the living area. Honestly we couldn't rate the property and host highly enough. A little taste of paradise!

Great location above the rocks at the end of the Kingsand Beach with access to the beach. Main bedroom, living room and kitchen looking out to sea which was delightful Nicely decorated and good amenities. Would definitely recommend.

We had a marvellous week in Rock House. The location was perfect - going to sleep to the sound of the waves crashing over the rock pools directly below. Very comfortable accommodation with all amenities provided. Would recommend it to anyone.

Not sure where to start this review because there are so many positives to go through. Arrangements with Nicky the owner went smoothly with lots of pre-arrival detail from essential “how-to-get-there” instructions (including helpful front door photograph) through to places to see and recommendations to eat and drink - and there are threefour excellent, welcoming pubs within easy walking distance. The property itself is clean, thoughtfully kitted out and has been beautifully restored into a spacious, comfortable beach side home with some of the best sea views in Cornwall - and we feel qualified to judge having seen many of those over the years of visits to this beautiful county. Take time to wander the streets of the pretty village of Kingsand and close neighbour Cawsand with easy access to interesting beach and spectacular coastal walks. I suspect your only disapppintment with Rock House will be when you find someone’s beaten you to the dates you want!

Rock House is one of the most attractive and comfortable houses we have stayed in and definitely has the best views. The rooms are large, light and thoughtfully furnished. Even on grey days the house is light and the views outstanding. The house was equipped with everything we needed for 4 adults, a toddler and a 9 month old. The villages of Kingsand and Cawsand are a joy with friendly pubs serving very good food. The nearby beach was safe and great for a 2 year old to paddle in the sea. All communications with the owners were quick, helpful and friendly. They had also left detailed information about the area which was very useful. We will definitely return.

Location is fantastic with easy access to the village, the beach (through its own secret door) and the Mount Edgcumbe grounds. The property it’s self it homely, spacious and immaculately presented, with all the required necessities one would need to meet all your requirements during your stay.....And the view out the lounge/ kitchen & bedroom windows are to die for. The village itself it’s lovely, friendly locals. Great pubs! (Especially recommend the Devonport). An absolute gem.

A super stylish three-bedroom cottage that has been thoroughly refurbished whilst still paying homage to its traditional roots. You are only a short stroll from Kingsand beach and the wonderful collection of cafes, pubs and shops that are located within this historic fishing village.
The accommodation is spread across three floors with a tranquil living room and country style kitchen/diner on the ground floor. Low ceilings and exposed sandstone walls transport you back into a time gone by. The charming courtyard with feature cherry blossom tree is south westerly facing and receives the best of the afternoon and early evening sun.
The master bedroom is located on the top floor (restricted head height) with exposed beams and a feature free standing bath. A further double room which is located on the first floor benefits from an adjoined shower room and is complimented by a double bunk area at the rear of the property which is the perfect hideaway for the kids.
Calm Cottage is situated in the heart of the old fishing village of Kingsand. At the bottom of a street, you will find stunning Kingsand beach and only a short walk to traditional pubs and reputed restaurants that make this area Cornwall’s best kept secret.
The historic village does not have private parking; however, the public pay and display carpark is less than a of couple minutes’ walk away from the property.

This fun and quirky cottage appears more like a lighthouse at 2.5 m wide, but once inside the double depth accommodation offers the benefits of two double bedrooms, a twin room, kitchen, dining room, bathroom, and further shower room with w/c.
Penlee Narrows is a practical yet fun cottage in the heart of Kingsand. You enter the property into the light and welcoming dining room which flows into the kitchen with a Belfast sink, integrated cooker and hob, dishwasher, an under counter fridge/freezer and De’Longhi Bean to Cup coffee machine.
On the lower ground floor is a double bedroom and separate shower room with w/c, Belfast sink and washing machine.
Located on the first floor is the twin room and a generous family bathroom.
On the second floor is a king-size bedroom and snug living room that benefits from a traditional wood burner and encapsulating sea views.
Located in the village centre you are only a few minutes’ walk from the beach, the shops and all the best pubs and restaurants.
The historic village does not have private parking; however, the public pay and display carpark is less than a two minute walk away from the property.
